We concentrate in Florida — Tampa, Clearwater, St. Petersburg, Largo, Pinellas Park, and South Pasadena — and in Houston, Texas. These are population- and employment-growth markets where we hold local knowledge of submarkets, supply dynamics, and entitlement processes. Geographic concentration allows us to source, develop, and manage assets with hands-on familiarity rather than from a distance.
Value creation is approached through three repeatable methods: ground-up development of new communities, value-add repositioning of existing assets, and adaptive reuse of landmark buildings. Because development, construction and renovation, and property management are handled in-house, we execute business plans directly and capture operating efficiencies at the property level. We manage each asset through its full lifecycle, from acquisition or development through stabilization.
