Project Snapshot

For decades, this Mediterranean Revival landmark — the former New Redeemer Lutheran Church — stood as one of the most recognizable buildings on St. Petersburg’s Central Avenue: a white-stucco sanctuary with graceful arched windows and a square bell tower, woven into the fabric of the Grand Central District. Listed on the City of St. Petersburg Register of Historic Places, it is exactly the kind of building a community fights to keep. Rather than see it lost, Zhukovskyi Development chose to save it. Acquired in 2021, the landmark has been the subject of a patient, detail-driven restoration carried out in close coordination with the City of St. Petersburg’s historic-preservation process — protecting the character that made it beloved while bringing it gently back to life.

The result, completing in July 2026, is The Sanctuary: 44 luxury two-story loft residences set within the restored landmark. Each duplex home is designed to honor the original architecture — soaring volumes, dramatic window lines and the warmth of a building with a real story — while delivering the finishes and comforts of contemporary living. This is preservation as stewardship: a civic landmark kept standing, returned to daily use, and shared anew with the neighborhood that always treasured it.
