The Suites at Bay Vista is an adaptive-reuse repositioning of a 30,000 SF Clearwater office building, acquired in December 2025 and undergoing a full renovation completing August 2026. The asset is being subdivided into 50 move-in-ready suites of 500–1,000 SF each, blending private salon and wellness studios for licensed independent beauty professionals with small professional offices — a use mix that converts a single commodity office building into roughly 50 individual, rent-paying tenancies.

The strategy targets a deliberately granular and diversified rent roll: with no single tenant approaching a concentration threshold, cash flow is decoupled from the performance of any one occupant, and re-leasing of a vacant suite is measured in weeks rather than years. The salon-suite portion taps a durable structural shift toward independent ownership in personal-care services, while the small-office component answers active demand for turnkey, flexible footprints in suburban Pinellas. Clearwater — the Pinellas County seat, anchored by healthcare, government and tourism employers and a year-round beach economy — supplies both a deep pool of service professionals and a steady resident-plus-visitor client base.
